SBI Builders was selected as the design/build contractor to take over this distressed asset with a couple of buildings in varying degrees of completion. At the time, this project was acquired, 18 of the 77 units were partially built, along with most of the underground infrastructure had been vandalized. As-built drawings and permit cards were not available at the time, so SBI provided the necessary exploratory work to determine exactly the items that were salvageable and determined the work that needed to be replaced to start construction to make this project ready for new sales.
Villa Valencia Townhomes is a 77 unit, 3-story for sale townhome project with a total building square footage of 155,778 square feet on a 7.5 acre site. Building amenities include granite counter tops, tile and wood flooring, high efficiency heating and air conditioning, double car garages per unit, fireplaces, tile roofing, patio and decks on every unit and individual unit landscaping. Site amenities include a full community recreation center which features a swimming pool, basketball court, community building with kitchen, fitness center, and gazebos. Additional site amenities include a tot lot, open grass play area, gate entry fob access, and a perimeter masonry wall with bio filtration landscaping to promote the natural percolation of storm water runoff.
